Is Spring Really the Best Time to Buy or Sell a Home?

It’s that time of year again where the sun starts showing up a little more often, the days get longer, and getting out of the house actually sounds like a good idea. And like clockwork, the real estate market starts to pick up too.

People are browsing homes more seriously, stopping by open houses, and having those conversations about whether this might be the year to make a move. And every year around now, you start hearing the same thing, spring is the best time for real estate.

I recently saw an article from Realtor.com saying that the best week to list your home this year is April 12–18. Which sounds great, and honestly, pretty specific. But that kind of data is pulled from across the entire country, and real estate is always local. What’s true nationally doesn’t always line up perfectly with what we’re seeing here in Pierce County.

Around here, inventory is starting to rise, which is typical for spring. More homes hit the market as sellers feel like their homes are finally ready, yards are cleaned up, the weather is cooperating, and everything just shows a little better this time of year. Homes with a view especially can feel completely different compared to a gray winter day.

At the same time, buyers are coming back into the market. There are more homes to choose from, which means you can actually get out and see a few in one day instead of waiting all week for something new to pop up. That’s one of the biggest advantages this time of year—options.

But more inventory and more buyers also means more competition. For sellers, that’s something to think about. There’s a difference between listing when inventory is just starting to rise versus when the market starts to feel crowded. No one really wants their home to be one of several similar options buyers are trying to remember at the end of a long day.

This is usually where people start thinking about timing the market perfectly or trying to hit that exact right week. The reality is, that’s a lot harder to do than it sounds. If there really were a perfect week, everyone would just aim for that and call it good.

In my experience, the timing matters a lot less than whether you’re actually ready. The right time to buy or sell isn’t about hitting a specific window. It’s when it makes sense for your situation. When you’re financially ready, when your plans line up, and when making a move actually improves your day-to-day life.

Spring is a great time to be in the market. Homes show better, there’s more activity, and there are more opportunities on both sides. But “busy” doesn’t always mean “better,” and trying to time everything perfectly usually just adds unnecessary stress.

If you’re thinking about making a move this spring, it’s a good time to start exploring your options and getting a feel for the market. You don’t have to rush, but you also don’t need to wait around for the perfect week to show up either.

Most of the time, things work out best when you’re ready and when the right opportunity comes along.

And if nothing else, at least you’ll be out looking at homes when the weather is a little nicer… which, around here, is never something I take for granted.
