The next step is connecting with a trusted lender to begin the pre-approval process. You’ll complete an application and receive pre-approval, which is an essential step to ensure a smooth transaction. I'm happy to recommend experienced local lenders, though you’re welcome to choose someone you trust. Partnering with a reliable lending professional is key to having the necessary documents ready to finalize your home purchase on time.
This is where things get exciting! Based on what we learned during our initial consultation, we’ll curate a list of properties for you to view. Before the tour, I’ll carefully review the options to select homes that align with your criteria—some that are strong contenders, others that might be “maybes,” and even a few you might not have considered but could surprise you.
Our tour will typically last a few hours, depending on your schedule. By the end of the day, I’ll have a clearer picture of what the perfect home looks like for you. While some people find their dream home right away, we’ll continue to send you promising options until you find the one that feels just right.
Once you’ve discovered “the one,” I’ll work with you and prepare a competitive offer. Using a market analysis, we’ll determine a strategic price and go over all aspects of the contract, including contingencies and addendums. We’ll make sure you fully understand the terms and feel confident moving forward.
After submitting your offer, there may be some negotiation to reach an agreement with the seller. Once both parties agree, I’ll guide you through the timeline of key tasks and deadlines. Don’t worry—I’ll be by your side to ensure you meet all requirements without stress.
A home inspection is a vital step to uncover any potential concerns with the property. A professional inspector (I will recommend a few) will thoroughly examine the home, from the foundation to the roof. After receiving their detailed report, we’ll help you negotiate any necessary repairs or adjustments with the seller.
Following mutual acceptance, I'll work alongside an escrow officer to ensure the transaction proceeds smoothly and stays on track. You’ll focus on fulfilling any remaining conditions from your lender for final loan approval. A few days before closing, you’ll meet with the escrow officer to sign the necessary documents. Once everything is recorded on closing day, I’ll be thrilled to hand you the keys to your new home!
